If you want to work from home, you might follow the lead of thousands of other women across the country and become a mobile notary or a notary signing agent.

What does that mean? In a nutshell, it means you become a notary public in your state and work on a contract, as needed basis for companies (like mortgage or title companies) that need you to provide your services for their clients in the comfort of their own homes. Generally speaking, the pay is quite good and you can accept or turn down jobs as you like because you are your own boss.

There is a difference between a notary and a loan signer. You must be bonded. This is simply put, insurance that covers borrowers if the notary makes a mistake. Some states require E&O insurance, which protects you.

Different states have different requirements. To find out what your state requires, visit the National Notary Association.

If you are a resident of Georgia, South Carolina, or Massachusetts, you can't do closings period. Attorneys are required to close all loans in those states.

If you are a resident of Illinois or Maryland,you must have a type of very costly insurance. It's so costly in fact, a lot of notaries have quit.

In Louisianna you can only close within your parrish.

You will contract for companies that work for title companies and lenders and they SCHEDULE with you. A lot of companies let you list your name on their site in a directory and they charge you for it. There are some worth spending your money on, some that aren't. SigningAgent.com is one that is an awesome investment. It's the number one website for people to find closers.

It can be difficult to get the first few closings, but once you get started, you can start making very nice money. The best way to get as many closings as possible is to have availability. You need to be available during weekdays. Most signings are not on the weekends.

A lot of companies can give you 3 days advance and will ship the documents to you, but a lot of the time, companies schedule the day before or the day of and have to e-mail your docs. If you don't have the capability to accept edocs some companies won't even call you. Its really hard to print 60-120 pages of docs on a regular printer. Laser printers are the best and should be considered a business expense. If you can't invest in one, it is somewhat costly, but Kinkos will print them for you.
